Replace or Repair Your Home Roof

At Pro’s Choice Roofing LLC we’re going to upfront about what the real issues are. We won’t tell you to repair something that we cannot actually repair the right way. Here are a few things to consider before you make a decision.

Your time constraints:

A flexible schedule can sometimes mean more options. Your schedule and the weather can impact when you need your roof work completed, so consider your timeline when making a choice.

The age of your roof:

Repairs are often better for younger roofs. But if your roof is 18 or 20 years old, it might be time for a new roof.

The size of the damage:

Small damage can sometimes even be fixed the day that you call, depending on the size. However, if over 30 percent of your roof is damaged, we will likely recommend a roof replacement.

Your design choices:

Any shingles used in a repair will be a different hue from the original shingles. If you don’t want mismatched shingles on your rooftop where the repair will be, a roof replacement is an important step.

Type and extent of damage:

If the underside and supports of your roof show moisture damage, a simple repair is not the solution. Roof replacements fix these areas for a safe and reliable roof.

Gutter replacement:

If it’s time to install new gutters, a contractor can easily include a new gutter system in the installation of a new roof. This is easier and often more cost effective as a solution.

Inspect and Maintain Your Roof

You’re not going to skip your regular check ups for the dentist or doctor just because nothing seems to be wrong. Just like you wouldn’t let your car run out of oil, or your tires go completely bald. We tend to only think about our roof when there is a problem but regular inspections and maintenance can save you money in the long run. With free inspections, why wouldn’t you ask someone to come out?

Weathering and aging:

All roofs are affected by normal weathering and aging, and those factors become visible blemishes on your roof. As roofs age, openings may occur and lead to water damage. Regular inspections call attention to these areas so you can take action before it becomes a problem.

Storm damage:

High winds, hail and other weather events can damage your roof. An inspection should be done after any major storm. The damage could be minor, but major storm damage can cause you to need a complete re-roof after only a couple of years. Minor damage should be taken care of as soon as possible to prevent bigger issues.

Leak assessment:

Leaks after heavy rains are the primary reason most people get their roofs inspected. A leak is only a symptom,  though, and it could actually be a silver lining. Without the roof leak, damage can go undetected and lead to wood rot, mold, wet insulation, and corrosion.

    1. Stop damage at the source with a professional assessment. Roof leaks inside tend to start in a much different place than they appear.
    2. Be sure to check your ceiling for discoloration and cracks – this is potential evidence of your roof needing repair.
